How many times have you heard "I wish i had go in to property a few years ago before the prices peaked", perhaps you've even said it!

In the last 50 years property prices have DOUBLED every 6.5 years.

The fact is most financially aware people already know how good an investment property is, but most do nothing about it.

The reasons varry from not having sufficient time; not having the cash to invest (or at least not realising you have) through to believing they have 'missed the boat', and the 'market is about to turn'. We hear these reasons many times, and if you believe 'the market has peaked', and you want to 'wait for the crash and then buy cheap', then sadly we are not for you.

We have met many people who are always just about to invest, but they can never quite find the right deal, and frankly the biggest money to be made from property is to buy correctly in the first place - something we do very successfully.

So how does one find the right deal? Time, money and contacts. A great proportion of our time is taken sourcing property or land  that we eventually reject! Only the very best opportunities are aquired. If you are attempting to do this on your own, part time, you may get lucky and find a suitable deal but they will be few and far between.

We have established a wide network of contacts and suppliers of property and land that we have built up over the years, which gives us a serious advantage to buy correctly. Coupled with our buying power we are able to take the driving seat in any purchase.

We offer two basic investment schemes; LONG TERM, for those investors wanting a greater return but prepared to invest for a minimum period and SHORT TERM, for those investors looking for a short term gain.

How does it work?

Lets Home Providers have a proven track record of consistantly achieving greater rates of growth of their property portfolio than the national average. Through careful planning and maximising the oppertunities we are able to offer greater rates of return to you, our clients.

 

Funds are placed into a legally binding 'partnership' agreement with percentage equity apportioned depending upon the investment value of the partner. Periodically, the partnerships are amended to account for thoose member wishing to leave and thoose new members wishing to join with the appropriate investment value being taken from the partnership funds. 

 

We manage and invest the funds of the partnerships in investment property throughout the UK, and in accordance with our partnership policies.  The management costs and fees are deducted from the partnership fund.

 

For the guarented return rates of our Long term schemes, you will need to invest a minimum of £30,000 and commit your investment to a minimum term of five years. After which you may choose to withdraw just your initial investment; or the total amount including gains.

 

The Long Term scheme is 'without benefits', which means there are no 'mid term' or 'interim payments'. We have however a Short Term scheme, which provides monthly payments in addition. This can be useful if you have refinanced your own home and normally more than covers the additional cost of the advance - pretty much money for nothing! SHORT TERM

For thoose investors looking for 'something for nothing', then look no further!

 

Assuming you have some equity in your current property (which is just about anyone who has been in their current property for no less than 12 months), you will be able to release some of that 'paper money' as your investment capital. Using this money you can not only generate sufficiant income to furnish the loan, but even have a surplus each month to spend!

 

As you can see from the basic illustrations below, if you invest just £50,000 of 'other peoples money' (OPM), not only will you have additional cash of around £175/pcm to spend month on month but you will also have a substaintial investment fund that you can draw down at any time**. Choosing to leave your fund in place for a five year term your £50,000 will transform to £82,628 of real cash!
