RENT WITHIN 8 WEEKS - HOW IT WORKS Very simply we are so confident of our ability to find a suitable tenant for your property, we will pay the rent if we do not let your property within 8 weeks of your instruction. The small print; INSTRUCTION - Your instruction will deemed to have commenced only when we have; 1. A signed copy of our residential lettings agreement from you for our full management service is 2. All maintenance works advised to you are completed 3. We are in possession of a full set of keys to the property 4. The property is vacant and in a rentable condition RENTAL VALUE - When we evaluate your property for rental we will provide you with a minimum rental value, this is the rental amount that we will guarantee to pay you if your property is not let within 8 weeks. Please note; we may market your property at a higher value than the minimum rental value in an effort to obtain the best possible return for you. DEFINITION OF 'LET' - Once we have found a prospective tenant, and they have passed our reference checks and have signed a tenancy agreement for commencement of rental no more than 20 weeks from the date of your instruction. SUB LETTING - If we fail to find a suitable tenant as detailed above, we shall enter into a 'direct rental scheme' tenancy agreement with you for a minimum period of 8 months. GUARANTEED RENT FOR 5 YEARS - HOW IT WORKS OVERVIEW The LETS Guaranteed rental scheme differs from other rent Guarantee schemes.

Very simply we enter into a 'direct rental' tenancy agreement with you for a minimum period of 8 months and up to a maximum period of five years, during which time WE shall be your tenants and WE shall pay your rental and maintain the property. During the term we shall sub let the property to suitable tenants under terms agreed between LETS and the sub letting tenants. At the end of our agreed tenancy term we shall either offer to renew the agreement with you under existing or revised terms, or provide you with notice to cease the agreement as per the tenancy. We shall be responsible for returning the property to you in an satisfactory condition.
COSTS There is an initial fee of £250 per property, which includes preparation of a detailed inventory, the initial tenancy agreement and our administration costs. There after the Direct Rental Scheme is offered FEE FREE. We pay you a monthly rent gross, no deductions, no fees! REPAIRS In exactly the same manner as a 'standard' rental, you are responsible for the general maintenance and repairs to the property caused by general ware and tear. Any damage caused to the property other than general ware and tear is our responsibility and will be rectified at our cost. We will cover the cost of annual safety inspections under current legislation. NOTE: Any additional legislatative requirements will be charged to the landlord. INSURANCE Again as per a 'standard' rental agreement, you are required to insure the Buildings element of the property, and any landlords contents on the premises. Tenants contents will be under the tenants own risk. BILLS As the property will be 'rented' out for the entire term, all utility bills and Council Tax bills will be paid by us.
