RENT COLLECTION SERVICEOur rent collection service removes one of the major headaches associated with the rental market. We collect the deposit rental amounts on your behalf and provide you with a monthly activity statement, with your remittance.
Funds can be split and sent to alternative accounts (e.g. If you have a mortgage on the property, the mortgage amount can be sent directly to your mortgage account), providing you with the utmost peace of mind and ease of running your rental property.
Rental monies are monitored and any overdue accounts are contacted immediately. Any payments more than 14days late will be contacted by further advising the tenant of possible penalties to be imposed (subject to the terms of the tenancy agreement) and provide a final demand for payment. Escalation at 21 days will result in a Section 21 notice being served* (if not already issued) and legal proceedings being instigated*. You will be notified promptly of any overdue accounts.

PREMIUM TENANT FINDING SERVICE Our Premium service provides fast results and includes: inclusion in ALL our marketing activities including, production of Full Colour Property Details; Rental List Mailings from our lettings database; Property Paper Advertising; Website Advertising; RightMove Portal Advertising; Shop Premises Advertising and Referrals Program. In addition, we will provide accompanied viewing where necessary, including evening and weekend viewings subject to appointment.
Once a suitable tenant has been found we shall perform a confidence level check and once a satisfactory reference has been returned prepare the contract and tenancy documentation. An inventory can also be prepared* We shall then recieve the initial months rental and deposit funds from the tenant and then check them in to the property on your behalf. This rating level will provide a confidence level, and is based upon a variety of criteria, and data sources. Whilst this rating provides a good indication of the suitability of the tenant it does not constitute any guarantee and should not substitute your own acceptance criteria.
